Freehold for Foreign Investors
Abu Dhabi does not open the whole emirate to foreign ownership, it opens designated investment zones, and inside them a foreign buyer owns the freehold outright. These are the addresses where international buying actually happens:

Golden Visa Through Property
Hold property worth AED 2 million or more and you may qualify for the 10-year renewable Golden Visa. The residency extends to your family, no local sponsor is required, and the property route is the most direct of the qualifying paths, subject to the rules in force when you apply.
Open the Golden Visa guideRental Yields
Gross yields in Abu Dhabi commonly run about 6% to 8% a year, varying by area, unit type and handover status. Read them gross: against that sit the annual service charge, priced per square foot, and a one-time transfer fee of roughly 2% at purchase. We would rather give you the figure for one building than an emirate-wide average.
A down payment, instalments through construction, a portion at handover, and increasingly a tail that runs for years after the keys change hands. Because each developer sets its own split, two projects at the same price can demand very different money in year one. That comparison is the part we do for you.

What rental yields can I expect in Abu Dhabi?
Roughly 6% to 8% gross per year. Where a unit lands in that band depends on the area, the building and the unit type, and apartments inside the investment zones tend to sit at the upper end of it.
What taxes and fees apply when buying?
There is no annual property tax in the UAE, and no capital-gains tax on property for individuals. What you do budget for in Abu Dhabi is a one-time registration and transfer fee of roughly 2% of the purchase price, plus any developer and agency fees.
Can non-residents get a mortgage in the UAE?
Yes, several UAE banks lend to non-residents. Expect to put down more than a resident would: often 20% or more, and in some cases up to around 50%, and to meet the individual bank’s eligibility criteria. Terms differ from lender to lender.
Can I send rental income and sale proceeds abroad?
Freely. The UAE operates no foreign-exchange controls, so rental income and sale proceeds move abroad without restriction, passing only the standard banking and anti-money-laundering checks.
What ongoing costs should I budget for?
Annual service charges and utilities. The service charge covers maintenance of the community, is set by it, and is priced per square foot, so it scales with the size of the home. An off-plan purchase can carry additional developer fees; ask us for the figure on a specific project.
